What Home Improvements Add the Most Value Before Selling Your Home?

If you're thinking about selling your home, it's natural to wonder which improvements are actually worth the investment.

It's one of the questions homeowners ask me most often. While every home and market are different, my advice is usually much simpler than people expect.

Start with Landscaping and Fresh Paint

If I could only recommend two projects before listing a home, they'd almost always be landscaping and fresh paint.

They aren't the flashiest improvements, but they consistently make the biggest difference.

I've walked through hundreds of homes with sellers over the years, and I'm often surprised by how much of a difference a weekend spent painting and freshening up the landscaping can make. Those simple updates help buyers see a home at its best before they even step inside.

Buyers begin forming opinions before they ever walk through the front door. A tidy yard, fresh mulch, trimmed landscaping, and a welcoming entry create a strong first impression. Inside, a fresh coat of neutral paint helps a home feel clean, bright, and move-in ready.

These projects are often some of the most affordable updates you can make, and they can have one of the biggest impacts on how buyers perceive your home.

Focus on Refreshing, Not Remodeling

Once those basics are covered, I usually look at the areas buyers notice most: the garage door (really!), kitchen, and bathrooms.

The good news? A full remodel isn't always necessary.

Simple updates like replacing cabinet hardware, installing modern light fixtures, painting cabinets, updating a vanity, or replacing an older garage door can make a home feel significantly more current without the cost of starting from scratch.

For many homes, these smaller improvements deliver a better return than an expensive renovation.

What About New Windows?

Window replacement is one project that often surprises homeowners.

New windows are a great investment for comfort, energy efficiency, and reducing maintenance. However, they typically don't provide the same return at resale as many cosmetic improvements.

If your windows truly need replacing, they're worth the investment. I just wouldn't recommend replacing perfectly functional windows solely to increase your home's value before selling.

Every Home Is Different

The right improvements depend on your home's condition, your neighborhood, your competition, and current buyer expectations. That's why I always recommend talking through your goals before investing in major projects. Sometimes spending less, in the right places, produces a better outcome than spending more.
